Municipal authorities in Mo i Rana granted approval for a permit that rezones 161,000 square feet of T1 Energy’s Giga Arctic facility, enabling both industrial applications and data center development.
By Thursday morning, shares were trading higher by approximately 7.87%, gaining $0.355 to reach $4.865.
While the Giga Arctic structure encompasses a total of 926,000 square feet, the remaining portions maintain their current industrial zoning classification. Future government decisions could modify this designation once additional electrical grid capacity becomes accessible.
According to T1 Energy, the company projects that a 50 MW data center facility could begin operations at the location by 2027. Management also indicated potential opportunities for expansion beyond this initial footprint.
The company has secured its place in the grid capacity allocation queue for a cumulative 396 MW at the Giga Arctic site, providing substantial headroom for future growth should market demand warrant expansion.
Located within a northern Norwegian industrial zone, the facility benefits from access to electricity generated predominantly through regional hydropower infrastructure, offering renewable energy credentials attractive to data center operations.
T1 Energy maintains a 50-year lease agreement for the Giga Arctic property, including provisions for lease extensions.
Strategies for Value Creation
Dan Barcelo, the company’s Chairman and CEO, characterized the approval as an important milestone in extracting value from the property. “We are in active discussions with multiple counterparties to find a strategy to unlock shareholder value,” Barcelo stated in an official release.
The organization indicated it is exploring several avenues to monetize the property and has engaged in discussions with numerous interested parties regarding possible frameworks for developing the site.
T1 Energy positions itself as an energy solutions company focused on developing a vertically integrated solar supply chain within the United States. The company entered the solar manufacturing sector through a transaction completed in December 2024, establishing operations domestically while maintaining European assets.
Looking Ahead
According to company statements, the Giga Arctic building possesses sufficient space to accommodate a 50 MW-scale data center without requiring new construction.
The portions of the campus not yet authorized for data center deployment could receive rezoning approval through subsequent municipal votes once grid capacity allocations are determined.
As of Thursday, T1 Energy confirmed that negotiations with prospective partners regarding the facility’s development structure remain underway.
